All of the items listed below are part of our hassle-free maintenance program, which is included in your monthly common area maintenance fees.

 

  • Lawn care (including cutting and weed and fertilizer spraying) and tree and shrub care.
  • Lawn sprinkler startup, shutdown, and maintenance.
  • Complete HVAC (heating/cooling equipment) service, including heat exchangers and compressors.
  • All mechanical service calls.
  • Quarterly HVAC tune up; filter, belt, and oil changes; and complete check-up.
  • All door locking systems.
  • Fire sprinkler alarm monitoring by a ULC-approved service, including monthly inspections.
  • Realty & business taxes.
  • Fire insurance (content insurance and liability not included).
  • Annual roof tune-ups and repairs or replacements when necessary.
  • Roof leaks.
  • Roof and wall caulking.
  • Asphalt repairs.
  • Tax assessment appeals.
  • Parking lot line painting.
  • Exterior lighting: front door coach lamps, pot lights, and shipping area HPS flood lighting, all on photocells (hydro included).
  • Driveway asphalt maintenance and repairs.
  • Snow clearing, removal, and salting.
  • Plumbing, toilets, sinks, and exterior hose bib maintenance.
  • Sewer and water maintenance, including sewer flushing.
  • Building directory board, sign, and parking lot sign maintenance.
  • Glass break coverage.
  • Drapery in every unit.
  • Burglar alarms in every unit.
  • Quarterly window and door washing.
  • Spring clean-up and flushing of driveways.
  • Weekly grounds clean up.
  • Ceramic vestibule and washroom maintenance, including periodic replacements.
  • Garage door weather stripping maintenance.
  • 24/7 telephone call or email service.
  • 24/7 meter room access.
  • Sidewalk and curb cleaning and maintenance.
  • Mailbox maintenance, including replacements every five years.
  • Unit heater service and maintenance.
